Buying in Hemlock Valley

Hemlock Valley is a mountain village at Sasquatch Mountain Resort, in the hills north of the Fraser between Mission and Agassiz. It is a genuinely different market from the rest of this site — a small, finite pool of cabins, chalets and bare land, where buyers are choosing how to spend their winters rather than where to commute from.

Hemlock sits under an exemption from British Columbia's short-term rental restrictions. That materially changes the arithmetic of owning here, because it can keep the door open to renting a place out when you are not using it. It is also the single most misunderstood fact about this market — exemptions apply by property and can change, so confirm the position for the specific property before you rely on it.

Inventory runs from bare lots on the quieter cul-de-sacs through to built cabins close to the lifts, and it is thin by Lower Mainland standards. That cuts both ways: less choice at any one moment, but far less competition when the right one comes up.

Very few Lower Mainland agents actually work this valley. Jody Squires sells here regularly, alongside the Tri-Cities and Maple Ridge, with RE/MAX Sabre Realty Group. Water, septic, road access, seasonal maintenance and strata arrangements all behave differently up here than they do in town — and they are where recreational purchases go wrong.
