I would rather show you the comparable sales, the competition currently active on your street, and what buyers are actually paying per square foot right now — and then set a number we can defend.

The first ten days do most of the work. That is when showings peak and when the offers that matter tend to arrive, so photography, measurements, listing copy and price are all settled before we go live. Your listing goes onto the MLS® and out to REALTOR.ca and the major portals from there, and buyers already in my database whose criteria you match hear about it first.

A Comparative Market Analysis shows what comparable homes near you have actually sold for — not what they were asking. It accounts for the things a portal estimate cannot see: your finishing, your outlook, your parking, and what is competing with you this month.
